Verified key facts for initial orientation.

Updated September 2026. Rules can change and binding requirements are rechecked with authorities and local specialists before application, purchase or relocation.

Tanzania · Mafia Island · Zanzibar

Class C-2 from age 55. Assured sufficient income is required; no fixed monthly minimum is currently published by the authority. Current permit fee: USD 500. Retirement residence and property or usage rights are separate matters.

Kenya

Class K from age 35. Assured annual income of USD 24,000; pension/annuity may qualify. Employment is generally not permitted under Class K. Foreign landholding is generally leasehold up to 99 years.

South Africa

Retired Person’s Visa with no published general minimum age. Current financial threshold: ZAR 37,000 per month. Temporary residence can run up to four years and is renewable; a separate retirement route to permanent residence exists.

Philippines

SRRV from age 40. Classic deposits currently range from USD 15,000 to 50,000 depending on age and pension status. Pensioner route requires a lifetime pension of USD 800 monthly single or USD 1,000 with dependants. The SRRV is legally a special non-immigrant visa permitting indefinite stay and multiple entry while its conditions remain met.

Indonesia · Bali

Senior/retirement residence from age 55. Current immigration rules provide multi-year options. Financial requirements are reconfirmed before application because legacy and newer official pages remain in parallel.

Paraguay

No special retirement age threshold. The standard route starts with temporary residence for up to two years and can progress to permanent residence. Pensioners are a specific solvency category under the 2026 rules; no fixed pension minimum is currently published.

Panama

Pensionado can lead directly to permanent residence. Lifetime pension from USD 1,000 per month; with personally held property above USD 100,000 the threshold can fall to USD 750. No general minimum age is published.

Albania

Dedicated pensioner residence. Current annual pension requirement: at least ALL 1,200,000 plus an Albanian bank account receiving the pension, accommodation and health insurance. Initially granted for one year, then renewable annually.

Serbia

No dedicated retirement visa required. Temporary residence can be granted for up to three years and property can be a residence basis. Permanent residence is generally possible after three qualifying years. The social security agreement may be relevant to some German statutory health insurance members.

Bosnia & Herzegovina

General residence rather than a classic retirement visa. Property ownership is relevant as a residence basis; permanent residence is generally possible after five qualifying years. German-Bosnian social security rules may benefit some pensioners with German statutory health insurance.

Georgia

No verified dedicated retirement visa. Property-based short-term residence is currently possible with qualifying non-agricultural property valued above USD 150,000. The general permanent residence route requires a longer qualifying period.

Dubai · UAE

Retirement residence from age 55 plus at least 15 years of professional activity. Five-year renewable residence. Dubai’s income route currently requires AED 240,000 annually / AED 20,000 monthly; asset alternatives exist.

Residence, tax residence and German tax liability are separate questions. Property ownership does not automatically create residence rights. Pension type, tax treaties, health insurance and ownership structure are checked individually before a personal recommendation.
German pensions abroad

Retirement planning is more than a visa.

German statutory pensions can generally be paid abroad. Destination country, insurance periods, pension type and personal circumstances still matter.

Pension payments

Payment to a personal German or foreign bank account is generally possible. Bank costs, FX and life certificates may need to be planned.

Health insurance

Countries such as Serbia and Bosnia & Herzegovina can involve different coordination rules for German pensioners than Panama, Paraguay, Indonesia or the UAE.

Tax & treaties

A tax treaty may allocate taxing rights but does not replace analysis of the exact pension type. Countries without a general treaty require particular care.

Property & residence

Freehold, leasehold, derivative rights, condominium rules and property-based residence differ widely. BEP treats property and residence as separate legal questions.
